AIRBNB TOWELS & BED LINEN TIPS
Mattress - give it a turn (head to toe) and flip for a new lease of life on a regular basis. Individually pocket sprung mattresses generally have a longer comfort life than coil sprung ones - if there's excessive sag, bounceless springs or springs poking out then it's definitely time to invest in a new one - it'll be a false economy to continue to expect a knackered mattress to give your guests a good night's sleep!
Mattress and Pillow Protector - we recommend several sets of waterproof mattress and pillow protectors which can be changed and washed in between bookings at regular intervals. They will prolong the service life of your pillows and mattresses keeping them free of unwanted stains while giving the assurance to your guests of high hygiene standards.
Quality - 100% natural cotton bed linen is more durable and comfortable than the easy-iron polyester fabrics as they'll be more comfortable to the touch thread count is a good but not sole indicator of the quality of your bed linen.
White Everything - we recommend that you buy / use white towels as they work with any colour decor and generally that's preferred by guests. It's no coincidence that white bed linen and towels are the defacto offering from standalone Airbnb linen and towel providers.
Storage - the most obvious place to keep bed linen and towels is in the air cupboard where the boiler, water tank and / or cylinder sits. Should you guests ask for spares for any reason during their stay, this is where you'll direct them to so make sure you've cleaned out the dust and cobwebs!
Laundry - if you're taking care of this yourself rather than using an Airbnb linen service, you should learn to keep your linen and towels immaculately white. Use an oxygen bleach or stain removal powder to dissolve and remove stains during the wash cycle. Tumble dry using an iron dry setting so there's adequate dampness in the bedding to make ironing easier. We strongly recommend a good quality iron with an external water tank to blast through the ironing so you can move on to the next task!
DIY Laundry vs Linen Hire - you can decide to either do your linen + towel laundry yourself or hire linen from a specialised laundry service that tailors to Airbnb like rentals.
For DIY Laundry, you should rotate with a minimum of 3 Sets of Bedding - that's for each bed (including your sofa bed, futon, and other types of extra bed(s)). 3 Because 1 set will be in use, 1 will replace the set in use when the guests leave (there won't be enough time to wash and dry the set "in use" if you have a check in on the same day as the check out!) and 1 set for contingency when you realise the 2nd set has got a nasty stain that you missed!
Linen Hire is a good time saving alternative to DIY. A set comes usually with pillow cases, duvet cover and flat sheet, hand and bath towels for 2 guests. You can also add bath mats and kitchen towels, toiletries, etc…Delivery time slots at your property span over 2 hours, the housekeeper will just need to return the used sets against the fresh sets. It will cost you a bit more but the convenience of the service might be worth it especially if you have lots of quick turnarounds, back to back guest bookings and DIY Laundry onsite not a option.
