So, things you will need to compare are the following

AIRBNB MANAGEMENT PROVIDERS COVERING LONDON

This is your starting point.  There's little point to compare Airbnb management providers in London if the location of your property isn't covered.  Generally, providers will be looking to manage Airbnb lets in Zones 1 and 2 in London.

WHAT AIRBNB MANAGEMENT SERVICES DO YOU NEED?

Are you already a host and just looking for some cover when you're away and on holiday?  Then pay as you go type services for cleaning, linen, laundry, key management and concierge are best suited for you.

Do you have a full time job, don't live closeby to your Airbnb flat and / or just can't get out at the drop of a hat for that last minute check in?  Then full Airbnb management London is a serious option to consider.

UNDERSTAND AIRBNB MANAGEMENT FEES

London Airbnb management providers charge pay per use model fee for hosts who need ad-hoc or continuous support with laundry, linen, concierge, key management and cleaning services.  Prices range from £20-50 depending on the number of guests and beds.

Full Airbnb management in London however, attracts a flat rate fee varying from 3-30% of booking revenues versus the traditional short let management, which typically wallops a higher range of 20-40%.  Beware if your Airbnb management provider has to charge VAT too.

One of the main pillars of a successful full Airbnb management business is to put simply, do a proper job managing guests' expectations.  This means no cutting corners, attention to detail and being prepared for the unexpected crisis!

So at the 3% end of the spectrum, we're talking remote management with "human support" (in a call centre, possibly?) with no onsite attendance for those guests who can't work out how to operate the washing machine or lost the keys at 2am!  Consider how your ability to resolve these frustrating but surprisingly common situations, professionally and rapidly is going to affect your host rating from the guests.  Don't be under any illusion it can be profitable for the provider to do more for the cheapest and lowest Airbnb management fee!

Airbnb Management London

Climbing up the fee ladder, at 15-20% you'll qualify for full Airbnb host outsourcing.  Congratulations.  But the reality is that despite the higher fee, your provider will be need to manage a larger volume of portfolio of properties to be profitable or even make ends meet.  That could mean sourcing the cheapest subcontractors for cleaning, laundry, linen, key management and concierge or missing things.  More often that not, providers in this range will yield average all round from guests impressions, reviews, ratings to ultimately, your net booking revenues.  Don't expect a Christmas tipple waiting to delight your guests at this fee level!

So how do providers a justify 20-30% Airbnb management fee?  Some can, some can't.  Expect no less than an immaculate track record of guest reviews evidencing an exceptionally high standard of guest management, a critical factor for attracting ongoing bookings. A provider's fee in this bracket will show you patience and skill in handling disasters such as when the boiler is broken and other situations that require goodwill. You should be investing at this level if you really want everything taken care of and the highest return on investment.  In fact, the only time you should see your provider really is when you look at the income on your bank statement!
